Other then being a  licensed building practitioner we are also a qualified building and timber pest inspector. We specialise in Pre purchase Building and Pest inspections.

We also offer renovations & extension cost guidance. Understand the potential cost of renovations before you buy. Based on our inspection findings, we provide realistic cost ranges to help you plan ahead, budget with more confidence, and make informed decisions.

Yes. Bearwood Building is based in Bayside, Melbourne, and we proudly service the surrounding inner south-east suburbs and the Mornington Peninsula. Our core service areas include Beaumaris, Brighton, Hampton, Sandringham,  Black Rock, Mentone, Parkdale, Mordialloc, Cheltenham, Highett, Bentleigh, Elwood, St Kilda, Kew, Malvern, Caulfield and Hawthorn. We also regularly work further south along the peninsula, including Mt Eliza,  Frankston South, and surrounding coastal suburbs.

For larger or more complex renovations and extensions, we also offer Early Builder Involvement (EBI).

Do you offer fixed-price or cost-plus contracts?

Yes — we offer both, depending on what best suits your project.
Fixed-Price Contract: You’ll receive a detailed scope of works and a single agreed price before construction begins. This option gives you certainty around cost and is ideal when the design and selections are well defined.
Cost-Plus Contract: This option is more flexible, with costs charged as they arise (labour, materials, subcontractors) plus an agreed builder’s margin. It’s often used for complex or evolving projects where scope may change, giving you more adaptability along the way.
At Bearwood, we’ll guide you through which contract type is most appropriate for your renovation or extension, ensuring you have full transparency and confidence in how your project is managed.

Will I need to move out during the build?

Not always — for smaller renovations you may stay in your home, but for larger extensions we’ll advise case-by-case. You and your families safety is our number one priority.
